The Entire Procedure of Documentation has Several Stages of Activities:

    Booking
  • 2
    Getting into the Agreement (this is the stage where it is decided whether there is any need of taking loan or not).

    After Construction, Deed of Conveyance

Agreement

The Clients Have 2 Options To Choose From:

  • OPTION 1
    Entering into an agreement without any Registration. In this case the standard agreement for the respective project will come into play.
  • OPTION 2
    Entering into an agreement with Registration. In this case as well, the standard agreement will have to be signed and then executed to registration. In this case, buyers will have to pay stamp duty, as per the market value that was assessed by the Registrar or Govt. of West Bengal.

Loan

Depending Upon The Requirement Of The Client, The Terms & Conditions Of Loan Entirely Depends Upon The Norms Of Banks/?nancial Institutions. We Have Business Terms With The Following Banks/?nancial Institutions:

The Buyer Will Have To Apply For Loan With All The Valid Documents (That Includes Id Proof, Address Proof, Income Proof, Bank Statement, All Relevant Property Docs, Agreement For Sale/ Noc From Mortgage From The Builder

Sale Agreement

Again Two Options Will Come Into Play:

  • OPTION 1
    Without Registered Sale Agreement. In this case, stamp duty & registration fees will have to be paid as per the Market Value that was assessed by the Registrar or the Government of West Bengal.
  • OPTION 2
    With Registered Sale Agreement. In this case, the registration fees will have to be paid as per the Market Value that was assessed by the Registrar or the Government of West Bengal. However, if the market value increases after the registered agree- the increased amount.

Stamp Duty & Regi?ration Fees

Requirement Stamp Duty And Registration Fees For Registered Your Property.

For Panchayat Area:

  • 1
    (For upto 30 lakhs) Stamp Duty will be 5% of the Market Value
  • 2
    (For beyond 30 lakhs) Stamp Duty will increase by 1% the Market Value

For Municipality/kmc Area:

  • 1
    (For upto 30 lakhs) Stamp Duty will be 6% of the Market Value
  • 2
    (For beyond 30 lakhs) Stamp Duty will increase by 1% the Market Value

Registration Fees For The Panchayat/municipality/kmc Area Will Be 1.1% Of The Market Value

Final Handover

  • 1
    By giving the possession letter to the buyer we will give ?nal hand over of his / her property.
